Renovation cost in Singapore depends on what your home actually needs, not just its room count. A new BTO requiring selected built-ins is a different project from a resale flat needing removal, service renewal and new finishes. Start with a budget range, then turn it into a measured scope before deciding whether a quotation is affordable.
Public cost guides can help you frame an initial conversation, but they are not interchangeable price lists. Below, we compare selected published ranges and explain how to build a useful budget for your own home. None of the external figures is a Crown Interior Design quotation, guaranteed price or independently audited market average.
By Crown Interior Design. A planning guide; the final design and scope depend on the actual premises.
1. Read public ranges as starting evidence
Two current public guides illustrate the spread in budgeting assumptions. Earth Interior Design publishes ranges excluding loose furniture and appliances; HomeMatch presents its own full-renovation estimates. Their methods and inclusions differ, so a row in one table should not be treated as the same product as a row in another. The comparison below is a starting reference checked on 20 October 2026. Ask what is included before applying any range to your unit.
2. Separate new-home work from renewal
A new flat may arrive with selected finishes and fittings, while an older home brings existing work to retain, assess or remove. Neither age nor a room label establishes the complete scope. Photograph the current condition and record retained items. Ask the team which findings are visible now and which remain uncertain. This creates a more useful basis for pricing than assuming every resale home needs a total overhaul or every BTO needs only carpentry.
3. List the work by trade and location
Break the plan into removal and preparation, floor and wall finishes, electrical and plumbing work, carpentry, fittings and final making good. Allocate each item to a room or drawing. A kitchen cabinet length is not a full kitchen budget if it excludes the top, sink, hardware and connections. The aim is to find missing interfaces, not simply to produce a longer list. Use the same required-work schedule when requesting comparable proposals.
4. Keep the moving-in budget separate
Add furniture, appliances, window treatments, moving, storage and temporary accommodation where relevant. These may sit outside a renovation quotation but still consume the household budget. Confirm whether amounts include applicable taxes and delivery or installation charges as stated by each supplier. Do not assume an attractive contractor total means the remaining purchases are minor. List separately supplied items early enough that the design can accommodate their real dimensions and requirements.
5. Prioritise necessary work before features
Separate essential renewal from layout improvements and decorative choices. If the preferred design exceeds the available budget, ask for alternatives within those categories. Reducing a decorative surface may preserve money for useful storage or required preparation. Avoid removing a necessary scope item merely to keep a feature wall. A designer should be able to explain how each proposed saving affects the finished home, maintenance and possible future work.
6. Handle unknowns explicitly
Some conditions can only be confirmed through further inspection or during removal. Ask the firm to identify provisional items, assumptions and how additional findings will be priced and approved. A contingency should relate to the uncertainty of the project rather than an unexplained universal percentage. Keep a reserve you can genuinely access, but agree how it is used. A low initial total is not more reliable simply because it hides the unresolved work.
7. Compare scope-adjusted totals
Put the proposals beside the same plan and specification. Check material allowances, quantities, hardware, services, protection, disposal and reinstatement. Request a revised comparable total where one offer excludes an essential item. A renovation package may still be appropriate, but its headline should be translated into the scope you require. Compare who coordinates the work and resolves interfaces as well as what is supplied. The cheapest isolated rate does not establish the lowest completed-project cost.
8. Turn the estimate into a project decision
Before committing, confirm the agreed drawings, selected products, responsibility for owner purchases and a realistic programme. If shortlisting an award-winning interior design firm, ask for relevant project evidence and a clear explanation of the proposed scope; recognition does not remove the need for a workable budget. Share your priorities openly with Crown Interior Design so alternatives can be discussed before the design is fixed, rather than cutting important work after ordering.
Selected published renovation ranges: compare the assumptions
External estimates checked on 20 October 2026: Earth Interior Design’s cost guides and HomeMatch’s 2026 renovation-cost guide. These are their published estimates, not Crown Interior Design prices. Inclusions and methods differ; use a measured scope before relying on a budget.
| Home type | Earth Interior Design published range | HomeMatch published range |
|---|---|---|
| 3-room BTO | S$38,000–46,000 | S$35,000–55,000 |
| 4-room BTO | S$48,000–58,000 | S$50,000–70,000 |
| 5-room BTO | S$55,000–66,000 | S$60,000–85,000 |
| 4-room resale HDB | S$60,000–72,000 | S$55,000–85,000 |
A practical planning example
Illustrative arithmetic: a household considering S$60,000 of renovation work, S$12,000 of separately purchased items and S$3,000 for moving and temporary arrangements is already planning S$75,000 before any additional reserve. These are invented planning inputs, not market rates. The exercise shows why comparing a renovation quotation with the entire available budget can leave a gap even when the contractor stays within scope.

Frequently asked questions
How much should I budget for a 4-room renovation?
Use published ranges only to start the conversation. New versus resale condition, actual scope and exclusions need to be established before relying on a figure.
Are the ranges Crown Interior Design prices?
No. The table attributes selected external published estimates. Request a site-specific quotation for Crown Interior Design pricing.
Does a higher quote mean better work?
Not automatically. Compare the same scope, product specification, responsibilities and relevant evidence of execution.
