A bathroom renovation package is useful only when its work matches the actual flat and intended result. A finish refresh, overlay and wider rebuild are different scopes, even when the advertisements show similar fittings.

These eight checks help HDB homeowners compare package inclusions before signing. They do not approve a renovation method or provide a waterproofing detail. Check current requirements and the actual site with the appointed team.

1. Confirm the starting condition

Share photographs, the flat’s relevant information and any concerns needing assessment. Mark existing fittings and finishes to be retained or removed. Do not compare a quote based on an empty room with one assuming most items stay.

For a new flat, check restrictions affecting proposed bathroom work before treating a package as suitable. A promotion offered for resale work should not automatically become the specification for a newly handed-over bathroom.

2. Name the renovation method

Ask whether the proposal retains existing finishes, adds an overlay or removes and rebuilds affected layers. Request a plain explanation of the work, its assumptions and the assessment supporting it.

Do not accept the same broad description for different methods. The selected approach affects junctions, fittings, levels and disruption. Compare a complete assessed scope rather than choosing a method solely because the initial advertised amount is lower.

3. Read the waterproofing line carefully

Ask what work is included, which areas and interfaces are addressed and what checks are appropriate under the agreed scope. A generic waterproofing label does not establish the full assembly or its suitability.

Have the approach assessed by the relevant parties and record responsibilities. Do not assume a longer promotional warranty compensates for an unclear technical scope. Keep warranty terms and the proposed work separately identifiable.

4. Schedule the actual fittings

List the WC, basin, tap, shower, vanity, screen, door and accessories included or supplied separately. Confirm actual models or a defined selection process. A photograph may illustrate an option rather than the products in the base package.

Share installation requirements before setting out and fabrication. Check whether purchase, installation and relevant connection work are all included. A fitting allowance and a fully installed selected product are not equivalent commitments.

5. Coordinate plumbing and electrical work

Identify what is retained, relocated or replaced and who carries out the relevant work. Use appropriate licensed or qualified parties where required. Do not treat a package name as a substitute for checking applicable HDB and specialist requirements.

Ask the proposal to name the relevant interfaces, including owner-supplied equipment. Confirm these responsibilities before work starts so a missing connection is not discovered only after finishes are complete.

6. Include protection and making good

Review dismantling, debris removal, delivery, floor protection and repairs to adjoining affected areas. Ask what happens if removal reveals conditions that could not be assessed earlier. The final scope should state how additional work is documented and approved.

Discuss the period without usable facilities. If the household remains in the flat, obtain a practical sequence rather than assuming both bathrooms can be unavailable without affecting daily life.

7. Compare extras in a consolidated total

Ask which selections are fixed and which remain allowances. Identify exclusions and the process for upgrading products. Request a revised complete quotation when options are selected so the commitment is easy to understand.

Compare package proposals against the same layout and fitting schedule. A bundled discount is less useful than a clear record of the work and selected components that will actually be delivered.

8. Agree handover evidence and follow-up

Ask what the relevant installers will check and demonstrate at completion, and which records will be provided. Review visible finishing, agreed products and outstanding work with the team.

Keep care information and warranty terms with the final scope. Record unresolved items and the follow-up contact. Handover should connect the completed bathroom to the approved appointment, rather than rely only on a general statement that the package is finished.

Compare the options

Option Useful when Resolve first
Selected refresh Assessed retained elements remain suitable Exact retained and new scope
Overlay proposal Assessment and requirements support it Interfaces and the complete method
Wider rebuild The condition or brief requires more work Removal, specialist work and testing

A practical planning example

Illustrative example: a resale homeowner compares two packages. One includes basic fittings but excludes the selected vanity and making good outside the door; the other allows for those items. They issue the same fitting schedule and ask for complete revised quotations. This shows why headline amounts alone are insufficient. It does not establish a universal bathroom price or recommend a method without assessment.

Frequently asked questions

Can a resale package apply to a new BTO bathroom?

Do not assume so. Check the actual flat, proposed work and current restrictions first.

Confirm actual models, allowances and installation scope in writing.

How can I compare different methods?
