Office reinstatement should begin with the actual handover requirements agreed for the premises. It is not automatically the same as stripping every visible fitting or returning to a generic empty-office photograph. The landlord’s requirements and relevant documents need to be understood before demolition is priced.

This guide concerns scope planning and coordination in Singapore. It does not interpret a lease or decide contractual obligations; obtain appropriate advice where those are unclear.

1. Obtain the written handover scope

Collect the relevant premises documents, landlord requirements and agreed drawings or condition records. Ask for clarification of uncertainty before pricing. Do not treat a contractor’s standard checklist as a substitute for an agreed scope for the actual unit.

2. Identify retained and removed items

Mark partitions, ceilings, floors, built-ins and equipment individually. Distinguish tenant items from building provisions. A clear schedule prevents the team assuming that everything is removed or that a visible existing item may automatically remain.

3. Coordinate services with qualified trades

Identify electrical, fire, mechanical and other affected systems with the appropriate team. Do not disconnect or alter building interfaces on an interior-only assumption. Record assessment, approvals where applicable and responsibility for testing or reinstatement.

4. Survey concealed and damaged interfaces

Photograph existing conditions and inspect where removal meets retained work. A partition can conceal different floor or ceiling conditions. Ask proposals to identify uncertain reinstatement quantities and the process for assessing changes.

5. Plan access and disposal

Review building rules, work routes, permitted arrangements and removal logistics. Include protection and cleaning. The ability to dismantle a fitting does not establish how it can be removed from the building without affecting retained areas.

6. Build the programme around handover

Identify dependencies for clearance, specialist work, inspection and rectification. Avoid assuming that physical removal is the final milestone. Agree who verifies readiness and what evidence is required before the premises is considered ready for handover.

7. Compare itemised responsibilities

Separate removal, repair, services, disposal, protection and final checks. Crown Interior Design can discuss the fit-out interfaces and proposed scope, with reinstatement capability and responsibilities explicitly confirmed. Unclear contractual questions should be resolved by the appropriate parties rather than inferred from a quote.

Compare the options before committing

Option or decision Useful when Check before approval
Targeted reinstatement An agreed schedule permits retention Exact boundaries and final condition
Broader removal The actual requirements call for it Services, making good and verification
Clarification first Documents or responsibilities conflict Written agreement before work is priced

A worked planning example

Illustrative office: a quote assumes all ceiling tiles remain, but the agreed handover scope requires repairs where partitions are removed. Equalise those quantities and responsibilities before comparing prices. This example does not determine what any particular lease requires.

What to bring to the design discussion

  • Agreed handover requirements
  • Retained and removed item schedule
  • Service and condition survey
  • Access, programme and verification responsibilities
