A 5-room BTO renovation budget should begin with how the household will use the extra space. A larger flat does not mean every wall needs built-in carpentry. The useful question is which work needs to be completed now and which items can remain flexible.

An induction hob renovation is an equipment-and-services decision as well as a kitchen design choice. A new hob can affect the electrical installation, worktop opening, storage below and the replacement route. An existing gas-hob position does not prove that an induction model can simply be dropped into place.

A laminate kitchen worktop is a fabricated assembly, not simply a decorative sheet. The visible surface, supporting material, joints and installation details all affect the result. The word laminate on a quotation does not identify whether the actual product is intended for the proposed use.

Bathroom waterproofing is an important part of a wet-area renovation, but a quotation line labelled waterproofing does not explain the proposed system, interfaces or verification. Tile appearance cannot show what lies beneath the finished surface.

An HDB renovation permit is tied to the proposed works, not a general approval to change anything in a flat. Some items require a permit, while other items still have conditions even when a permit is not required. A useful renovation plan distinguishes those decisions before work starts.
